Marietta’s May update brings good news for sellers. The local real estate market is still heavily favoring sellers. However, the latest numbers from May 2025 show that homeowners are still unsure whether now is the best time to enter the market.

Let’s start with this: The number of homes available for sale is rising, but not quickly enough to meet buyer demand. We’re still looking at a market where sellers have the upper hand.

In fact, 5 out of 10 homes sold in Marietta this year, the sellers received their asking price or more. One in two sellers got full price, or even more.

Meanwhile, the median home price in Marietta has climbed to nearly $640,000. That’s a dramatic increase compared to the pre-COVID median of $360,000. If you bought a few years ago, chances are your home has grown substantially in value.
