Have you opened your property tax notice and felt your jaw drop? You’re not alone. Property values in Cobb County have increased by over 57% in the last four years, and that jump can lead to a higher property tax bill that might not even be accurate. But the good news is that you can challenge your assessment and possibly save hundreds or even thousands of dollars. Here’s how you can protest your property tax assessment:
1. Understand your property assessment. Start by pulling out your assessment notice from Cobb County. This value is the basis for your property taxes, but that doesn’t mean it’s always correct. Review the details used to determine your property’s value. Check if the square footage is right, and compare it to any past appraisals you may have. See if it mistakenly lists a finished basement when you don’t have one, or includes improvements that don’t exist. It’s also worth checking whether it has considered needed repairs, like a new roof. Minor mistakes can raise your bill and strengthen your case for appeal.
2. Gather your evidence. Look up recent home sales in your neighborhood that are similar to yours. If they sold for less than your assessed value, that is strong evidence for your case. I also recommend taking photos of anything that could hurt your home’s value, such as a cracked driveway, visible roof damage, or if your property backs up to a noisy road. The more documentation you have, the stronger your protest will be.
3. Follow the formal protest process. In Cobb County, you’ll need to file a written appeal with the Board of Tax Assessors by mid-June.
